RENTAL RULES:

Smoking/vaping/marijuana are NOT allowed at our home. This includes no smoking on our decks or our outdoor space. Smoking inside the home will incur a fine of $500 to mitigate the smell and provide professional ozone treatment.

Drugs of any kind are strictly prohibited.

Firearms are not allowed on the premises.

People other than those in the Guest list set forth in the online agreement may not stay overnight at the house. Any other person in the property not on the agreement is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agreed to in the online itinerary. No more than 16 guests (including infants) are allowed in the house at any time. If the occupancy limit is exceeded or if the Owner receives information about excessive noice, Host has the right to evict Guest and all occupants immediately and to bill the guest a minimum service fee of $250.

Guests should not create excessive noise at a level that disturbs neighbors. Code-enforced neighborhood quiet hours are from 9 pm to 8 am.

The Homeowners are not responsible for any accidents, injuries, or illness that occurs while on the premises.

The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

Only use appliances for their intended purpose.

We do not permit towels or linens to be taken from the house.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of harm arising from their use of the premises or others whom they may invite to use said premises.

Keep the property and all furnishings in good order, removing any items from the house including living and kitchen furnishings is not permitted.

Cleaning: Each property will be cleaned and inspected after your departure. We ask you to help us enable the cleaning crews as much as possible. Simple things like leaving the property tidy, running the dishwasher, starting to wash the towels, and taking out the trash are expected of our guests. If excessive wear and tear is found on property, or additional cleaning is necessary due to spills, trash left on site, unclean dishes, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes the Host to bill them for additional fees. If any sign of smoking is discovered Guest authorizes the Host to charge the guest a minimum $500 additional cleaning fee.

Fireplace: The fireplace is a gas stove. Keep children away from the gas stove while operating at all times. Turn off when leaving the house.

Water and Septic: The house is on a well and septic system. The septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine hygiene products are allowed in the system at any time. If we identify these items to be the source of a clog to the system, you could be charged damages up to $1000.00.

Hot Tub: Please follow posted rules. Children must be supervised at all times.

Bunk Beds: Bunk bed ladders are used at your own risk.

Storms: No refunds will be given for storms or acts of God.

Mountain roads can be curvy and steep. We highly recommend a four-wheel drive vehicle during the snow months. Refunds will not be provided if a Guest is not traveling with an appropriate vehicle for the weather and cannot access the property.

Travel Insurance is highly recommended for any stay.

Any damage to any items in the house including couches, chairs, tables, TVs, stereo systems, beds, sheets, towels, pillows, mattresses, etc. are the responsibility of the Guest. Every item will be reviewed before and after your arrival and departure. If you are the cause of damage to property, notify the owner immediately. This is our home and we anticipate you will treat it as your own.

Damage will incur charges for any and all replacements and repairs (normal wear and tear is not considered as a part of this statement).

It is assumed by confirming a reservation that these rules have been read and acknowledged. Failure to comply with the above rules will result in additional charges.
